Metal vs Tiles: The Honest Comparison

Most Sydney homes were built with concrete or terracotta tiles. They work — until they don't. Here's what you actually need to know when deciding what to replace them with.

Why most Sydney homeowners choose metal

  • Up to 90% lighter — dramatically reduces structural load on your frame
  • No cracking, re-pointing, or individual tile replacement ever
  • BAL-FZ compliant — highest bushfire rating available
  • Works on low-pitch roofs where tiles cannot be installed
  • Cleaner gutters — no granule shedding or moss growth
  • COLORBOND 36-year paint warranty from BlueScope

When tiles still make sense

Heritage overlays requiring a tile match, steeply pitched homes where tile aesthetics are dominant, and budget constraints where a tile restoration (re-pointing and coating) extends life by 15–20 years at lower cost than a full re-roof. We're honest about this — metal isn't always the answer.

Tile Roofing: The Complete Guide

Tiles have been the backbone of Australian roofing for over a century. If your home currently has tiles and you're considering your options, here's everything you need to know — including when keeping or restoring tiles is the smarter move.

Concrete Tiles

The most common tile in Sydney. Monier and Boral dominate the market. Concrete tiles are affordable, durable, and excellent at thermal mass — keeping your home cooler in summer and warmer in winter.

Lifespan: 30–40 years with proper maintenance
Weight: 40–55 kg/m² — substantial structural support required
Minimum pitch: 15°
Fire rating: BAL 40
Excellent sound insulation — very quiet in rain
Colour-through or painted finish options
Prone to cracking and chipping over time
Re-pointing mortar beds required every 15–20 years
Matching replacement tiles increasingly difficult for older profiles
Heavy — older homes may have frame concerns

Terracotta Tiles

The premium tile option. Terracotta is kiln-fired clay — it doesn't fade, doesn't need painting, and can last 50–70 years or more. Commonly seen on Federation, heritage, and high-end homes across Sydney.

Lifespan: 50–70+ years — the longest-lasting tile option
Weight: 30–40 kg/m²
Colour doesn't fade — it's fired into the clay
Never needs painting or coating
Excellent thermal mass and sound insulation
Strong heritage and architectural appeal
Higher upfront cost than concrete tiles
Limited colour and profile options compared to concrete
Replacement tiles for older profiles can be very hard to source
Still requires re-pointing and maintenance of mortar beds

When a tile restoration makes more sense than a re-roof

Not every ageing tile roof needs replacing. A professional tile restoration — re-pointing cracked mortar, replacing broken tiles, cleaning, and applying a quality membrane coating — can extend a tile roof's life by 15–20 years at a fraction of the cost of a full re-roof.

  • Your tiles are structurally sound — no widespread cracking, sagging, or delamination
  • The timber frame and battens are in good condition (no rot, no termite damage)
  • You're in a heritage overlay area and council requires tile retention
  • Your budget is limited and restoration buys you another 15–20 years
  • You prefer the aesthetic of tiles — especially terracotta on a heritage home
  • Your roof pitch is 15°+ and tile performance has been reliable

Tile Restoration

Re-point, clean, replace broken tiles, and coat.

$4,000 – $12,000

Extends life 15–20 years. Best for structurally sound roofs.

Tile-to-Tile Re-Roof

Full strip, new battens, new concrete or terracotta tiles.

$20,000 – $40,000+

Required for heritage overlays. New 30–50 year lifecycle.

Tile-to-Metal Re-Roof

Strip tiles, install COLORBOND metal. Reduces weight by 90%.

$15,000 – $45,000+

Most popular upgrade. Low maintenance for 40–60 years.

Common tile problems in Sydney

Cracked and broken tiles

Foot traffic, thermal movement, and age cause cracks. Individual tiles can be replaced, but if cracking is widespread, the roof is reaching end of life.

Deteriorated mortar beds

Ridge capping and hip ends are bedded in mortar. Over 20–30 years, mortar cracks and loosens — ridge caps can lift in storms. Re-pointing is essential maintenance.

Delamination (concrete tiles)

The surface layer of concrete tiles can peel and flake, especially on older tiles with poor-quality coatings. Once delamination starts, it accelerates.

Valley and flashing failure

Valley irons under tiles corrode over time. Rust-through causes leaks that are often mistaken for tile problems. Valley replacement is often needed even if tiles are sound.

Metal Roof Profiles: The Complete Guide

Not all metal roofing is the same. The profile you choose affects waterproofing, aesthetics, pitch suitability, and price. Here's every profile used in Sydney residential re-roofing.

Exposed Fix vs Concealed Fix

Exposed Fix

Screws penetrate directly through the panel into the batten. The neoprene washer seals around the screw — but over time (15–20 years), washers deteriorate, crack, and allow water to track down the thread directly into your roof space.

Concealed Fix

A clip is fixed to the batten, and the panel snaps over the clip. No screws penetrate the weathering surface — so there's no leak point, no washer to fail, and no water path into the roof space. On any roof below 10°, concealed fix is strongly recommended.

Custom Orb (Corrugated)

Exposed Fix

Australia's most recognised roof profile. Classic 76mm corrugation with excellent water shedding.

Min Pitch: 5°
Coverage: 762mm
Rib Height: 16mm
Coastal: Yes (coastal grade)
Most affordable profile option
Excellent water shedding on adequate pitch
Suits heritage and classic contemporary aesthetics
Coastal grade available in SuperDura
Exposed fasteners require long-term maintenance
Not suitable below 5° pitch
Screw washer deterioration over 15–20 years

Best for: Standard residential re-roofs, heritage homes, and rural properties.

We recommend this when: Your roof is 5°+ pitch, you value proven reliability and budget-conscious pricing, or you're matching a heritage aesthetic.

Trimdek

Exposed Fix

Modern trapezoidal profile with clean lines and superior spanning ability. Wide coverage per sheet.

Min Pitch: 2°
Coverage: 762mm
Rib Height: 30mm
Coastal: Yes

Best for: Modern homes, skillion additions, and applications needing wide sheet coverage.

We recommend this when: You want a modern clean-line look with good low-pitch performance down to 2°, and wide coverage to keep costs reasonable.

Klip-Lok 700

Concealed Fix

Premium concealed fix profile. Zero exposed fasteners with floating clip system for thermal movement.

Min Pitch: 1°
Coverage: 700mm
Rib Height: 46mm

Cannot be walked on easily after installation

Best for: Low-pitch roofs, long roof runs, and homeowners who want zero maintenance risk.

We recommend this when: Your roof is below 5° pitch, you have long uninterrupted runs, or you want the best possible waterproofing with no exposed fastener risk.

Standing Seam / Longline

Standing Seam

Vertical seam panels with mechanically folded or snapped seams. Premium architectural aesthetic.

Min Pitch: 1.5°–3°
Coverage: Varies (400–550mm typical)
Rib Height: 25–38mm
Coastal: Yes
Truly zero exposed fixings anywhere on the roof
Premium architectural aesthetic
Handles thermal expansion naturally
Most common on architect-designed homes
Highest price tier of all profiles
Requires specialist installation
Longer lead times for custom panels

Best for: Contemporary and architect-designed homes where aesthetics are paramount.

We recommend this when: You're building or renovating to a high architectural standard and want the cleanest, most premium roof finish available.

Longline 305

Concealed Fix

Wide pan concealed fix with very low pitch capability. Clean, flat appearance from street level.

Min Pitch: 1°
Coverage: 305mm
Rib Height: 38mm
Coastal: Yes
Clean flat appearance from street level
Very low pitch capable
Popular on modern knockdown-rebuilds
Architectural finish at lower cost than standing seam
Narrower coverage — more panels per roof area
Specialist installation required

Best for: Modern knockdown-rebuilds and architectural homes wanting a flat, contemporary look.

We recommend this when: You want a premium concealed fix look without the full standing seam price, and your home is contemporary in style.

COLORBOND® Colour Guide

COLORBOND® steel is the standard for metal roofing in Australia. It uses Thermatech® solar reflectance technology — lighter colours reflect more heat, which matters in Sydney summers.

Sydney Climate Note

Western Sydney heat: Lighter colours (Surfmist, Classic Cream, Shale Grey) provide measurable cooling benefit in summer. Coastal corrosion: All COLORBOND is suitable for coastal environments, but properties within 1km of breaking surf should use SuperDura for severe marine exposure. Heritage overlays: Some council areas require pre-approval for colour choices — check before ordering.

Roof Pitch: What It Means & Why It Matters

Pitch is the angle of your roof. It determines which products can legally and safely be installed, how water drains, and what your re-roof will cost. Most homeowners don't know their pitch — and most problems start here.

1°Nearly flat
3°Low skillion
5°Min corrugated
10°Low residential
15°Common suburban
22.5°Standard hip
30°+Steep/heritage

Why low pitch fails

On low-pitch roofs, water doesn't drain fast enough. Capillary action draws water backwards up lap joints. High wind pushes rain uphill under overlaps. Ponding water accelerates screw corrosion on exposed fix profiles. Debris and leaves block drainage paths. This is why concealed fix is essential below 5° — there are no exposed screws for water to exploit.

Common Sydney Pitch Scenarios

Federation / Edwardian homes
Typical pitch: 25–35°

Most profiles work. Custom Orb suits heritage aesthetic.

1960s–80s brick veneer
Typical pitch: 15–22°

Custom Orb or Trimdek. Concealed fix upgrade available.

Skillion additions
Typical pitch: 3–7°

Concealed fix required. Klip-Lok preferred.

Modern knockdown-rebuilds
Typical pitch: Mixed

Often low-pitch sections. Engineer's advice on anything under 3°.

Verandah / pergola
Typical pitch: 2–5°

Klip-Lok or Trimdek concealed. Never exposed fix.

Price Factors

We won't publish a price list because no two roofs are the same — and any company that quotes sight-unseen is guessing. What we will do is explain every factor that moves the price, so you know exactly what you're paying for.

Price per m² drops on large simple roofs, rises on complex hip/valley/dormer layouts. A straightforward gable roof is faster and cheaper than a multi-hip design with valleys and dormers.
Custom Orb is most affordable, standing seam is premium, Klip-Lok sits in between. The profile you choose directly affects material cost and installation time.
Steep roofs require more safety equipment and slower installation. Above 25°, installation speed drops significantly and scaffold becomes essential.
Required on most 2-storey or steep-pitch jobs. Adds cost but is mandatory for safety and insurance compliance. Budget $2,000–$5,000 depending on perimeter.
Provisional rates included in quote; final cost depends on inspection findings once old roof is stripped. Rotten battens are only visible after tile removal.
Adds cost but pays back in energy savings, condensation prevention, and noise reduction. This is your only opportunity to install it — during the re-roof.
Often done at the same time as re-roof. Box gutter vs fascia gutter vs quad gutter all have different price points. Combining with re-roof saves on scaffold costs.
Each skylight, solar array, whirlybird, and pipe boot adds time and material. More penetrations = more flashing work = higher cost.
Class 5 fixings, SuperDura steel, ember-seal products add cost in relevant areas. If you're in a coastal or bushfire zone, these aren't optional.
Required on NSW contracts over $20,000. A legitimate cost of doing the job properly. If a company avoids this, ask yourself why.

The only way to know your real price is a proper inspection.

Ours are free, obligation-free, and come with a photo report.

Common Mistakes Homeowners Make

#1Choosing the cheapest quote without understanding the scope difference
#2Using an exposed fix profile on a roof below 5° pitch
#3Skipping sarking or Anticon to reduce cost — your only chance to install it is during the re-roof
#4Not asking for HBCF insurance documentation on jobs over $20,000
#5Reusing old gutters and valley iron that are at end of life
#6Accepting provisional timber rates without understanding what triggers them
#7Not checking installer licence on the NSW Fair Trading register
#8Picking a colour off a small sample card — always view a large sample in natural light on your actual roof pitch
#9Not considering pitch when selecting a profile — a beautiful profile that leaks is not beautiful
#10Assuming all metal roofing is the same quality — steel grade, coating weight, and manufacturer matter

Frequently Asked Questions

A quality metal re-roof using COLORBOND steel typically lasts 40–60+ years. BlueScope backs their paint finish with a 36-year warranty, and with correct installation, the roof itself will outlast most other components of your home.
Most residential re-roofs in Sydney range from $15,000 to $50,000+ depending on roof size, profile choice, pitch complexity, and whether gutters or structural work is included. The only way to get an accurate price is a proper on-site inspection.
Most residential re-roofs are completed in 3–7 working days. Simple gable roofs can be faster; complex multi-hip designs with valleys, dormers, and many penetrations take longer.
No. Most homeowners stay in the property during the work. There will be noise during working hours and some dust, but we take steps to minimise disruption and keep the house weatherproof overnight.
Technically possible in some cases, but we don't recommend it. Going over tiles hides the condition of battens, sarking, and substrate. A proper strip allows full inspection and ensures the new roof sits on a solid, verified base.
It depends on the profile and fixing method. Concealed fix profiles like Klip-Lok can go as low as 1°. Exposed fix profiles like Custom Orb require a minimum of 5°. Getting this wrong is one of the most common causes of re-roof failure.
Both are concealed fix with no exposed screws. Klip-Lok uses a clip system and is the most common concealed fix in residential re-roofing. Standing seam uses mechanically folded or snapped seams — it's the premium architectural option with a higher price point.
Surfmist, Monument, Shale Grey, and Basalt are consistently the top sellers. Surfmist leads in heat-reflective performance; Monument and Basalt dominate in modern and contemporary builds.
Yes, darker colours absorb more heat. However, all COLORBOND colours include Thermatech® solar reflectance technology, and proper insulation (sarking/Anticon) significantly reduces heat transfer. In Western Sydney, lighter colours provide a measurable cooling benefit.
Anticon is an insulation blanket that sits under metal roofing. It prevents condensation (which causes corrosion and water staining), reduces rain noise, and improves thermal performance. We recommend it on every metal re-roof.
Sarking is a membrane installed under roofing. Under metal, it prevents condensation and acts as a secondary weather barrier. Under tiles, it catches wind-driven rain. It's required in many council areas and strongly recommended everywhere.
In most cases, a like-for-like re-roof (same material type) is exempt development. Changing from tile to metal may require a Complying Development Certificate (CDC) in some council areas. We advise on this during the quoting process.
Home Building Compensation Fund insurance is required by law in NSW on residential building work over $20,000. It protects you if the builder becomes insolvent or dies. Any legitimate contractor will provide this — if they don't, walk away.
The manufacturer warranty (BlueScope: 36 years) covers material defects — paint peeling, corrosion, structural failure of the steel. The workmanship warranty (ours: 10 years) covers installation defects — leaks from incorrect flashing, fixing, or sealing.
You won't know until the old roof is stripped. That's why we include provisional batten replacement rates in every quote. Once the old roof is off, we inspect every batten and replace any that are rotten, split, or undersized.
The most common causes: incorrect profile for the pitch (especially exposed fix below 5°), poor flashing at penetrations, reused old valley iron, insufficient lap sealant on low-pitch joints, and screw washer failure on exposed fix roofs.
Absolutely. Metal roofs are ideal for solar — brackets clamp directly to ribs without penetrating the sheet. We recommend planning solar placement before the re-roof so we can position battens and reinforcement exactly where needed.
Yes. Standard COLORBOND is rated for coastal use. For severe marine environments (within 1km of breaking surf), BlueScope offers SuperDura — a higher-grade coating designed specifically for salt-air exposure.
BAL (Bushfire Attack Level) rates your property's bushfire risk from BAL-LOW to BAL-FZ. Metal roofing is suitable up to BAL-FZ (the highest level). Higher BAL ratings require specific ember-seal products and installation methods.
Usually because the scope is different. Cheaper quotes often exclude sarking, use lower-grade screws, skip HBCF insurance, reuse old gutters/valleys, or pass the job to unsupervised subcontractors. Always compare scope, not just price.

“We engaged Roofing Goats to investigate persistent water ingress from our metal roof after a previous roofer had been unable to identify the source of the leak. The team quickly located the problem and provided a thorough explanation of what was causing it. Throughout the process, Roofing Goats were outstanding. Their communication was prompt, they arrived on time, were friendly, professional, and generous with their knowledge. They were honest about the scope of their expertise as roofers and did not try to push work that was outside their trade. We couldn't fault them in any way and would have no hesitation recommending Roofing Goats to anyone looking for a reliable, honest, and professional roofing company.”

“Our family home at Mount Pritchard suffered major issues from a storm. We contacted Roofing Goats and organised for them to come do a quote. Jesse and Shea were very professional and dealing with them was a breeze. The weather was not cooperating but I was kept up to date on everything whilst waiting for the rain to stop. The guys took one day to smash it out. The roofing looks very sleek and matches the rest of the house perfectly. They even tweeked the flashing to fit the odd shape of where some roof joined up. It looks so bloody good. Can't thank them enough. Would 100% recommend Roofing Goats.”
