Why Sydney Homeowners Are Switching to Metal

Metal re-roofing has become the most popular upgrade for Sydney homes — and for good reason. Whether you're replacing ageing tiles or upgrading an old metal roof, here's why COLORBOND steel is the go-to choice.

40–60+ year lifespan

A quality COLORBOND metal roof outlasts most other components of your home. BlueScope backs their paint finish with a 36-year warranty.

Near-zero maintenance

No re-pointing, no painting, no replacing broken tiles. Periodic inspections and gutter cleans — that's it for decades.

Highest fire rating (BAL-FZ)

Metal is rated to BAL-FZ — the highest bushfire attack level. Essential in Sydney's bushfire-prone western and northern suburbs.

90% lighter than tiles

Metal weighs 4–6 kg/m² vs 40–55 kg/m² for tiles. Reduces structural load on older timber frames significantly.

Solar-ready

Solar panels clamp directly to metal ribs without penetrating the sheet. No drilling, no tile brackets, no leak risk.

Low-pitch capable

Concealed fix profiles go as low as 1° pitch. Tiles require minimum 15°. Ideal for modern skillion designs and additions.

22+ colour options

COLORBOND offers 22+ colours with Thermatech solar reflectance technology. 36-year paint warranty from BlueScope.

Strong resale impact

A new metal roof is consistently one of the highest-ROI home improvements in Sydney's property market.

Metal vs Tiles: The Honest Comparison

Most Sydney homes were built with concrete or terracotta tiles. They work — until they don't. Here's what you actually need to know when deciding what to replace them with.

Why most Sydney homeowners choose metal

  • Up to 90% lighter — dramatically reduces structural load on your frame
  • No cracking, re-pointing, or individual tile replacement ever
  • BAL-FZ compliant — highest bushfire rating available
  • Works on low-pitch roofs where tiles cannot be installed
  • Cleaner gutters — no granule shedding or moss growth
  • COLORBOND 36-year paint warranty from BlueScope

When tiles still make sense

Heritage overlays requiring a tile match, steeply pitched homes where tile aesthetics are dominant, and budget constraints where a tile restoration (re-pointing and coating) extends life by 15–20 years at lower cost than a full re-roof. We're honest about this — metal isn't always the answer.

What a New Roof Does to Your Property Value

A roof isn't just protection — it's one of the most visible and structurally significant components of your home. Here's what the data says about how roof condition affects property value in Sydney.

10–15%

Added market value

A new roof can add up to 10–15% to a home's market value in Sydney — one of the highest-return exterior improvements available.

TomKat Roofing / Sydney roofing industry data

Value loss warning

A poorly maintained roof can reduce a home's value by more than the cost of replacing it — making delay the most expensive option.

Strongguard.com.au roofing research

60–70%

Cost recovered at resale

New roof ROI is approximately 60–70% of cost recovered in direct resale value — plus indirect benefits like eliminating buyer negotiation leverage.

Remodeling Cost vs Value Report / HFS Financial

First thing buyers negotiate on

Roof condition is flagged by buyers as one of the first negotiation leverage points in a sale. A visibly ageing or damaged roof gives buyers justification to push the price down — often by more than the cost of the re-roof itself.

"When a buyer's building inspector flags the roof, it becomes a negotiation tool. The reduction they push for is almost always more than what the re-roof would have cost."

Buyers walk away from roof issues

Buyers who discover roof issues during a building inspection will typically negotiate a significant price reduction — or walk away entirely. In a competitive Sydney market, an ageing roof can be the difference between a sale and a lost buyer.

"A new roof removes the single biggest objection a building inspector can raise. It turns a potential negotiation point into a selling point."

The bottom line for Sydney homeowners

Whether you're planning to sell in the next few years or staying put for decades, a new metal roof pays for itself — either through direct value increase at sale, or through avoided maintenance, energy savings, and peace of mind over a 40–60 year lifespan.

Understanding COLORBOND Steel

Not all metal roofing is created equal. COLORBOND steel by BlueScope is Australia's premium roofing steel — and there's a reason it dominates the market.

Steel Base

High-tensile steel core with Activate® technology — a zinc/aluminium alloy coating that provides superior corrosion resistance. The coating actively self-heals minor scratches at cut edges and screw points.

BMT (Base Metal Thickness)

Standard residential: 0.42mm BMT. Always check this — thinner steel (0.35mm) is used in budget products and doesn't perform the same.

Paint System

Multi-layer baked-on paint system with Thermatech® solar reflectance technology. Even dark colours reflect more infrared radiation than standard paint.

36-Year Warranty

BlueScope warrants the paint finish against peeling, flaking, and colour fade for 36 years. This is a manufacturer warranty — separate from workmanship.

ZINCALUME®

BlueScope's unpainted steel with a zinc/aluminium alloy coating. The same base metal as COLORBOND, without the colour paint layer — a natural metallic silver finish.

When to use it

Budget-conscious projects, sheds, carports, and where a raw metallic finish is preferred. Also used for flashings, gutters, and concealed areas.

Trade-offs

No colour options. Lower corrosion warranty than COLORBOND (25 years vs 36). Can be noisy without Anticon. Not recommended within 500m of salt water.

Cost

15–20% cheaper than COLORBOND. A legitimate option when budget is tight and aesthetics aren't the priority.

Product Grades

COLORBOND (standard)

Suitable for most Sydney suburbs. The default choice for residential re-roofing.

COLORBOND Ultra

Enhanced corrosion resistance for severe industrial and coastal environments.

SuperDura

Highest grade. For properties within 1km of breaking surf. Thicker coating layer.

ZINCALUME

Unpainted option. Same base steel, lower cost, natural metallic finish. 25-year warranty.

Beware of imitations. Some installers use cheap imported or unbranded steel that looks similar but doesn't carry BlueScope's warranty or coating technology. Always confirm your quote specifies genuine COLORBOND steel by BlueScope and check the warranty documentation at handover.

Roof Pitch: What It Means & Why It Matters

Pitch is the angle of your roof. It determines which products can legally and safely be installed, how water drains, and what your re-roof will cost. Most homeowners don't know their pitch — and most problems start here.

1°Nearly flat
3°Low skillion
5°Min corrugated
10°Low residential
15°Common suburban
22.5°Standard hip
30°+Steep/heritage

Trimdek2°N/AExposed fix only
Klip-Lok 700N/A1°Concealed fix only
Standing SeamN/A1.5°Premium tier
Longline 305N/A1°Architectural

Why low pitch fails

On low-pitch roofs, water doesn't drain fast enough. Capillary action draws water backwards up lap joints. High wind pushes rain uphill under overlaps. Ponding water accelerates screw corrosion on exposed fix profiles. Debris and leaves block drainage paths. This is why concealed fix is essential below 5° — there are no exposed screws for water to exploit.

Common Sydney Pitch Scenarios

Federation / Edwardian homes
Typical pitch: 25–35°

Most profiles work. Custom Orb suits heritage aesthetic.

1960s–80s brick veneer
Typical pitch: 15–22°

Custom Orb or Trimdek. Concealed fix upgrade available.

Skillion additions
Typical pitch: 3–7°

Concealed fix required. Klip-Lok preferred.

Modern knockdown-rebuilds
Typical pitch: Mixed

Often low-pitch sections. Engineer's advice on anything under 3°.

Verandah / pergola
Typical pitch: 2–5°

Klip-Lok or Trimdek. Never exposed fix below 5°.

Insulation: Sarking & Anticon Explained

What goes under your metal roof is just as important as the metal itself. A re-roof is your only opportunity to install proper insulation — once the sheets are on, you can't go back.

Sarking

A reflective foil membrane installed directly under the metal sheeting. Acts as a secondary weather barrier, reflects radiant heat, and prevents condensation forming on the underside of the metal.

Reflects up to 97% of radiant heat
Prevents condensation dripping onto ceilings
Secondary barrier against wind-driven rain
Required by many Sydney councils
Must be vapour-permeable — NOT builders plastic

Anticon

A glasswool insulation blanket with a foil facing, pre-laminated and installed in direct contact with the underside of metal sheeting. The premium choice for metal re-roofing.

Combines insulation + condensation control in one product
Dramatically reduces rain noise on metal
Prevents condensation forming on the metal underside
Available in different R-values for thermal performance
Our recommended product for every metal re-roof

Do not skip insulation to save money. A re-roof is the only time you can install sarking or Anticon without ripping the roof off again. The cost difference is minor relative to the total job, but the benefits — noise reduction, thermal performance, condensation prevention — last the entire life of the roof.

What Separates a Quality Metal Re-Roof from a Problem One

The difference between a roof that lasts 50 years and one that leaks within 5 is in the details. Here's what to look for — and what to watch out for — in every quote and installation.

What good looks like

Custom-fabricated flashings at every penetration
Step flashings at all wall junctions
Valley iron correctly lapped, sealed, and new

Red flags

Reused old valley iron
Silicone-only sealing at penetrations
No step flashings installed

Metal Re-Roofing Costs in Sydney (2025)

Re-roofing costs depend on many factors. Here's what drives the price — and typical ranges for Sydney residential projects.

Tile → Metal

Strip tiles, new battens, sarking, COLORBOND

~$190/m²

Typical total: $15,000 – $45,000+

Metal → Metal

Strip old metal, new battens, sarking, COLORBOND

~$180/m²

Typical total: $12,000 – $35,000+

Klip-Lok Upgrade

Concealed fix premium over exposed fix

+10%

Zero exposed fastener risk, lower maintenance

What affects the final price

Roof size and complexity

Price per m² drops on large simple roofs, rises on complex hip/valley/dormer layouts. A gable roof is faster and cheaper than a multi-hip with valleys and dormers.

Profile choice

Custom Orb is most affordable (~$190/m² tile-to-metal), Klip-Lok adds ~10%, standing seam is premium tier. The profile directly affects material and labour cost.

Existing roof material

Tile-to-metal (~$190/m²) costs more than metal-to-metal (~$180/m²) due to additional strip, weight handling, and disposal costs.

Pitch and access

Steep roofs (25°+) require more safety equipment and slower installation. Scaffold is mandatory on most 2-storey or steep-pitch jobs ($2,000–$5,000).

Batten and timber condition

Provisional rates in the quote cover batten replacement. Final cost depends on what's found once the old roof is stripped — rotten battens are only visible after removal.

Sarking and Anticon

Adds cost but pays back in energy savings, condensation prevention, and noise reduction. This is your only chance to install it.

Gutter replacement

Often done at the same time. Combining with re-roof saves on scaffold costs. Box, fascia, and quad gutters all have different price points.

Penetrations count

Each skylight, solar array, whirlybird, and pipe boot adds time and flashing material. More penetrations = higher cost.

Coastal and BAL upgrades

Class 5 fixings, SuperDura steel, and ember-seal products add cost in relevant zones. Not optional if you're in a coastal or bushfire area.

HBCF insurance

Required on NSW contracts over $20,000. A legitimate cost. If a company avoids it, ask why.

Coastal & Bushfire Zone Requirements

Sydney has significant coastal and bushfire exposure. If your property is in either zone, your metal roof specification must match — this isn't optional.

Coastal Zones

Properties within 1km of breaking surf are in a severe marine environment. Salt-laden air accelerates corrosion on standard steel and fixings.

Standard COLORBOND: suitable for general coastal areas (1–10km from coast)
SuperDura: required within 1km of breaking surf — thicker coating, higher corrosion resistance
Fixings must be Class 5 or stainless steel — standard screws will corrode
All flashings must be upgraded to match — one weak point compromises the entire roof
Relevant suburbs: Cronulla, Maroubra, Coogee, Dee Why, Manly, Bondi, all Northern Beaches

Bushfire Zones (BAL)

Properties with a BAL (Bushfire Attack Level) rating above BAL-LOW have specific roofing requirements under AS 3959.

Metal roofing is rated to BAL-FZ (the highest level) — the best-performing material
BAL 12.5 – BAL 29: standard COLORBOND with ember-seal at all openings
BAL 40: all gaps sealed, no combustible materials under roof, ember guards on vents
BAL-FZ: full ember protection, non-combustible construction throughout, specialist install
Relevant areas: Hills District, Northern Beaches bushland, Blue Mountains fringe, Sutherland Shire

“We engaged Roofing Goats to investigate persistent water ingress from our metal roof after a previous roofer had been unable to identify the source of the leak. The team quickly located the problem and provided a thorough explanation of what was causing it. Throughout the process, Roofing Goats were outstanding. Their communication was prompt, they arrived on time, were friendly, professional, and generous with their knowledge. They were honest about the scope of their expertise as roofers and did not try to push work that was outside their trade. We couldn't fault them in any way and would have no hesitation recommending Roofing Goats to anyone looking for a reliable, honest, and professional roofing company.”

“Our family home at Mount Pritchard suffered major issues from a storm. We contacted Roofing Goats and organised for them to come do a quote. Jesse and Shea were very professional and dealing with them was a breeze. The weather was not cooperating but I was kept up to date on everything whilst waiting for the rain to stop. The guys took one day to smash it out. The roofing looks very sleek and matches the rest of the house perfectly. They even tweeked the flashing to fit the odd shape of where some roof joined up. It looks so bloody good. Can't thank them enough. Would 100% recommend Roofing Goats.”
